Buying a property can be exciting and often stressful, even more so when the buyers’ availability to view the properties is very limited or not possible at all, and there are multiple rules, regulations, and laws to follow and verify.



How do we help remote buyers acquire property in the GTA?



Whether you are relocating, investing, or looking to buy a condo for your children attending university, pied-a-terre, or for any other reason we can help you.

After the initial contact, we set up a telephone conversation or online meeting to get to know each other, assess your needs and requirements, answer questions, and discuss what needs to be done (financing pre-approval for example) before starting the search for a property.

Showing the properties.


We can arrange the property showings while you are visiting GTA or schedule a virtual showing if you can’t be present. In these circumstances, we will attend the property and have a virtual meeting with you to discuss all the pros and cons of the unit. If the property is worth considering you can decide to visit it in person if the market conditions or your schedule allow it before making an offer, make an offer conditional on visiting the property in person or if satisfied purchase without visiting the property at all.

 

Legal considerations.


We will need to receive a copy of your ID and have a video conference to establish your identity. It is mandatory to use a lawyer licensed in Ontario to buy and sell real estate.

If you are an out-of-province buyer, all documents will be prepared early in Ontario, and sent to a notary or lawyer in your location, you will sign the documents in front of that notary or lawyer and the documents will be sent back to the Ontario real estate lawyer.
You will need to inform your lender that the documents will be notarized out of province, so the lender has enough time before closing to prepare the documents. As already mentioned, we can recommend lawyers we use and trust and can assist with the process, or you can hire your lawyer if that’s your preference.

After the contract has been signed.

 

Once the contract has been signed, we continue assisting in every possible way, so the transaction closes as smoothly as possible. If there are any signs of trouble you will be advised right away, and further necessary action will be taken as needed.

 

If you aren’t available, we can pick up the keys, and ensure the property is in proper condition without any issues, if there are any issues, we will spot them right away and attempt to resolve the issues.

In addition to buying the property, we can assist with finding rental units for corporations and executive rentals that meet the expectations of high-end clients.
